BUILDING MAINTENANCE |
 |
The Building Maintenance Group is capable of providing engineering investigations involving Residential, Commercial, and Industrial properties with an emphasis towards the inspection, evaluation, and rehabilitation of:
- Building Maintenance Anchorage Systems
- Roofing Systems
- Foundation Footings
- Structural Wood
- Structural Steel
- Structural Concrete
- Water Infiltration Problems
- Retaining Walls
- Cracked/Distressed Masonry
- Previously Existing Conditions
- Exterior Insulation Finishing Systems (EIFS)
Your property's reputation is based on the satisfaction of your tenants,
the building's aesthetic features, operational performance, and adherence to
regulatory codes. Essentially a building must look good, operate properly,
and offer desirable amenities economically. Applied Technical Services, Inc.
(ATS) offers expertise in inspection/evaluation, OSHA compliance inspections
and certifications, design, refurbishment, and installation of building
maintenance equipment.
OSHA regulations require that building maintenance anchorage equipment is inspected annually for compliance. ATS assesses integrity of all types of building maintenance anchorage equipment, including lifeline anchors, davits, track/trolley systems, wire rope systems, and scaffolding.
ATS provides:
- OSHA inspections/certifications
- Periodic maintenance and repairs
- Load testing
- Design of custom equipment
- Installation
- Inspections/Certifications

OSHA Inspections/Certifications |
 |
|
To help avoid accidents, OSHA implemented the latest version of CFR1910.66 in 1990. CFR1910.66 requires that property owners have building maintenance anchorage equipment inspected annually to meet specific loading, material, and performance requirements. To supplement CFR1910.66,
ANSI/IWCA released 1-14.1-2001. This standard was developed by window washers, engineers and
manufacturers to address issues neglected by OSHA. There are licensed professional engineers
(P.E.) available on-staff to certify your equipment in the most timely manner possible. ATS will also track the certification records of each building and contact building managers prior to the subsequent annual deadlines. |

|
Periodic Maintenance and Repairs Experienced |
 |
|
Experienced ATS technicians and engineers diagnose problems and generate economic and efficient
remedies. Although equipment may be OSHA compliant at a given time, deterioration will occur,
so precautions must be made to avert future failures due to corrosion, overloading, or inadequate
initial design. The staff at ATS can refurbish broken connectors and parts, recoat corroding
equipment, reseal joints to avoid water leaks, and replace deficient equipment. ATS will evaluate each element individually and recommend the safest and most cost effective means necessary to give the client the most reliable product. |

Load Testing |
 |
|
ATS has the capability of load testing building maintenance anchorage equipment. Using a custom built hydraulic loading device technicians can perform load testing on-site. ATS technicians can load test equipment in the most inaccessible areas. Deflection and deformation are monitored to determine whether equipment can be considered consistently dependable.

Design of Custom Equipment |
 |
|
|
 | |
ATS has an experienced staff of engineers that design equipment in-house to suit your specific needs. A large number of buildings do not have appropriate building maintenance anchorage equipment. ATS can design custom equipment to access all areas of new and old buildings. Engineers are capable of designing virtually any building maintenance anchorage equipment that you may need.
Some of the elements we design include davits, davit sockets, anchors, track/trolley systems, walkways, and any other custom equipment you may need. All equipment designed by ATS is tested extensively to assure that it will withstand loadings mandated by OSHA. ATS certifies and installs the equipment. |

Installation |
 | |
ATS knows that well designed equipment is obsolete if it is not installed correctly. Our technicians are available to install equipment in any building configuration. Concrete deck, structural steel, composite roofs, and concrete columns can all be accommodated. ATS depends only on time-tested connectors that will provide years of performance. Knowing that the satisfaction of your tenants is of top priority, we are willing to operate during non-business hours. Each element is examined to make certain that it will perform properly before final sealing and waterproofing.
If your property utilizes or is in need of any building maintenance anchorage equipment, ATS is the most sensible choice you can make. In-house design engineers, dedicated technicians, a proud history of experience, and a devotion to customer service makes ATS the team that can help you provide a safe environment to access the interior and exterior of your building. So contact ATS and let one of our skilled staff members inspect your building and recommend an effective and cost efficient course of action. |
